La Grande Foreclosure | Union County Distressed Properties

La Grande has yet to see the foreclosure surge that many other larger, over built areas have seen.  This is in part due to our small community size and lack of new constuction before the fall in 2007.  We are seeing prices fall in Union County and distressed properties will likely increase throughout 2010.

Most consumers that I deal with assume that La Grande foreclosures are the best deals in the market.  This in not necessarily the case.  Distressed home sales are based on active, pending and sold comps just like owner occupied properties.  If anything, real people have much more to lose than a foreclosure lender and are much more willing to negotiate!  Foreclosure lenders play by their own rules and many times will accept several offers at once to get the buyers into a bidding war.  You can't do this with a normal residential sale.
